Legal Question in Real Estate Law in Pennsylvania

I am interested in a house that states "gas and mineral rights available at another price", Can you tell me what this would mean? thank you

In those parts of PA where there are gas and mineral deposits, they are deeded separately from the real estate. Therefore, the seller of a house would reserve those rights to him/her/themselves when selling the house. If you are interested in also buying the gas and mineral rights that may (or may not) exist under the surface, you have to negotiate a separate price for those. You would be best off having an experienced real estate lawyer represent and advise you.
