life use privileges

I own a 90 acre piece of property in Pennsylvania on which I live & conduct my business. Some years ago, I deeded approximately 1.5 acres of land in the middle of that property to some friends who built a home there. This past winter, the home was destroyed by fire & the family decided not to rebuild. To preserve the integrity of the land, I had stipulated in the deed that ''Excepting & Reserving unto the Grantor...for and during his (my) life, the full, free and uninterrupted use of the premises herein conveyed, together with all improvements thereon and without obligation to repair or maintain the same.'' My question is: I would like to use that piece of property again as a part of my doing business on the total 90 acres. With that stipulation in the deed, can I do that without hindrance from the former occupants?

The matter must be reviewed by an attorney. There are too many unknown facts. Did you obtain a subdivion before the transfer? If not you may have problems. The deed should be reviewed as well as the facts. You might want to get a release from the new owners. Any advice may be inaccurate based on the limited information provided.
