Legal Question in Real Estate Law in Pennsylvania

What is the best way to make sure that my property cannot ever be sold to a certain party by my heir after I die? I want to make certain that the offending party cannot buy my land/house from my heir or their heir for ANY reason or amount for at least 100 years.

Is there any way to prevent this certain party from ever being able to get my land?

Thank you for your question,

I wish I could give you better news, however, what you are asking would be restrictions on the transfer of real property and would violate Pennsylvania's "Rule against Perpetuities". Therefore, any attempt to effect such a restriction and for that length of time you propose would not be enforceable in Pennsylvania,

Kindest regards,

ANDREA
