Legal Question in Real Estate Law in Pennsylvania

Rights as executor of house, to evict former guest of deceased

My brother owned a home, and he allowed a friend to live with him. My brother passed away, leaving me executor and inheritor of the home. I would like the friend to move out. He may leave if I notify him, but I'm not sure. I just want to know my rights as far as getting the friend out of the home.

Thank you

You may certainly ask him to leave. If he does not do so voluntarily, you must file a complaint in eviction which can be done at the local district justice.

Before you file the complaint, you must give him 30 days notice to quit. You should consult the landlord tenant act or an attorney to assure you are in compliance with the relevant law.

I trust this has been helpful, but feel free to call or e-mail with any questions.
