The time to withdraw the offer is before the seller agrees to the terms. Notify your agent now the offer is withdrawn.

PA does not have a 3-day attorney review period, in which the parties may each have an attorney review the agreement and cancel it on behalf of the party. You may have been thinking of the 3-day period which IS available in NJ.

In the future: You are never required to sign a document, and you must always read it carefully before signing. If it doesn't say something you expected in your transaction, make sure it is added, and if it says something contrary to what you expected, refuse to sign. You can't count on the seller to "probably leave" anything you thought you were getting. If it's not in the agreement, the seller doesn't have to do it.
