Legal Question in Real Estate Law in Pennsylvania

I'm transfering the mineral rights for my property to an LLC in Pennsylvania. My question is when are the rights legally transferred, when we sign the documents or when they are recorded in the courthouse?

The rights are transferred when the agreement is signed, assuming that is what the agreement states. The agreement could state that the agreement is effective upon the recording of the assignment with the office of deeds. If the agreement is silent on this issue, then generally, the law would say the effective date is the date of the contract. Though, under some circumstances the date the assignment is recorded, could establish the transfer date. Good luck.
