Legal Question in Real Estate Law in Pennsylvania

Width of team and a wagon

I am trying to determine the width of a team and a wagon as listed on my property deed in Luzerne County Pennsylvania in ~1930. Do you know what the legal size is for a team and a wagon because that is the size of the alley of egress for my property.

Re: Width of team and a wagon

Well, this question really stymied me, so I asked it on a list of real property lawyers in PA. The consensus is that the width is about 8 feet, if only one team at a time will use the egress. There is no "legal" definition that we could come up with, but the guesses were based on personal experiences of people who had grown up on farms. One title insurance company attorney said: "My guess would be 8 1/4 feet, because the width for two wagons to pass each other is 16 1/2 feet."

Before you do anything to this passage, which sounds like a deeded right of way, you should consult an experienced real estate attorney.
