Probate

2 people on title husband and wife. The wife passes and husband still leaving. The husband deeds only a portion of wifes interest to their children and still has interest. Now, he then passes. What happens with the property and the portion of the deed that was deeded to the children?

It depends on several things. First is how was the property titled when the portion was deeded to the children? Was the "new" deed properly recorded? Where was the property located? Was there a will? Has the Estate been probated?
