Legal Question in Real Estate Law in Texas

Our landlord passed away one year ago. No one has come since his death, for rent or repairs.

Can my husband and I file for ownership of the property since we have had to make repairs and buy several fixtures. We still live here.. Thank you.

Its not that simple.... It needs some investigations as to liens, mortgages, other co-owners, heirs, if there is a Probate proceeding going on...
