I need to know a few things first:

1. When did your mother die?

2. Was your mother married?

3. Who is the house titled to now?

4. Were there any other owners of the house? (i.e. was the father ever on title)

5. Did mother owe any debts or taxes?

6. Are there any deceased children?

If you can't tell, there are many different possibilities, depending on the answers to these questions.
