Ownership rights

Almost 6 years ago my parents and two of their friends went in together to purchase 4 acres of land. Since the loan papers were signed the other couple have made 4 payments on the land and have since moved to California and left the property abandoned for approximately 6 months. During this time my parents and paid all the payments and property taxes on the property. Is there anything they can do to remove the other couples name from the deed and not have to worry that these people are going to come in and take over the land once it is paid for?

You need either an agreement between the owners -- which likely will have to be approved by the lender -- or a lawsuit. The former is much cheaper and less time consuming, but requires the other couple's cooperation. What was the agreement between the owners at the time of purchase? Any chance it was in writing?
