Legal Question in Real Estate Law in Texas

Recently closed on property that title co. originally held up due to litigation from previous owner fighting foreclosure of the home. After some delay; title co. cleared the sale & we closed. Fixed it up and now have buyer; however, the same title co. is holding up sale because of previous owners litigation against property. The title co. has set up a claim and want to fight the original owner's suit now and drag us into it. I want out ASAP to get the capital reinvested. What are my options w/ this incompentent title co.?

If they blow your sale, you have a claim for damages. Likely they won't budge until you get a lawyer. I do handle title insurance litigation.
