What step can a landlord take to evict a renter when they refuse to leave. A cert.letter was sent and they signed for the letter.

He will file an action in the Justice Court called a "forcible entry and detainer." The process, from start to finish, is pretty quick. The result will be (if you force the issue and absolutely refuse to leave) that a constable will come into your place and put all your stuff out at the curb.
