Legal Question in Real Estate Law in Virginia

Reasonable access?

We rent a house on 85 acres of land. Our lease states our house was to have been completely repainted a year ago but still is not. The man who the owner uses to paint comes out here regularly with no notice and will paint for a little while, but then will go back on the land and shoot at targets, etc. The owner advised us verbally that he would have permission to hunt the land the 1st season we were in the house ONLY and that would be it. Now he is always here and not working and we feel we have no privacy.

Is any of this legal?

Re: Reasonable access?

It depends what your lease says. The owner can't grant access if he has leased out the property, unless that right is reserved in the lease. As for not getting the painting done, you can require him to do what the lease requires, but unless you have an agreement in the lease or otherwise, you probably can't withhold rent to pay for it unless you get a court order.
