Legal Question in Wills and Trusts in Washington

I am the personal representative for an estate which is in probate. I have the house listed for sale and one of the estate heirs lives in it.

The house has been slow to sell. The estate is out of cash and I am paying the estate expenses out of my own pocket. The heir in the house has refused to move or pay rent for over a year. I would like to rent the house out.

The estate attorney has told me that I cannot evict the heir because the estate needs the rent. The attorney has given me the impression that an eviction process would be costly, lengthy, and possibly futile.

The only other option I have is to quit paying the mortgage and let the house go into foreclosure.

What are my options?
