Sex Offender as tenant

My mother recently rented to a registered sex offender. Should she let her other tenants know about this? Can anyone break their lease if they want to move away from him? I haven't told her yet, that he is in the registry. He was living nearby and there didn't seem to be any uproar from the neighbors there. He only served a few days in jail and then was given 4 years probation. It was an offense against a teenage girl.

Under both State + Federal law she may have reporting + disclosure requirements which must be followed. Due to the potential liability she should ABSOLUTELY have an xperienced atty review leases and advise her re:action steps.
