We ( 4 Iranian partners- 80% ) are passing the procedures of establishment a factory in Jebel Ali Free Zone . In addition above parties, we have local partner ( 20% share) (who is my Dubai Co. sponsor ). ) - We got the Industrial license early 2010 from JFZA and paid 1 year lease amount for 11,000 sqr.m land to JAFZA.
Our local partner told us at the same time we have to pay
AED 12,000,000 during 2 years for land to Sheikh Eisa Office & he put his chq. & home as Guarantee of that land
( Kindly note that , we have not constructed anything in the land so far ).

We have trusted him and since Mid. of 2009 paid some installment to him ( AED 4.5 Million ) but asked him to give us the land contract and receipt of our money & copy of his cheq. and home that he claim put for this project. But till now he did not give us our required documents for the land !!!
Consequently , we have stopped our payment but he has 3 chq. For total amount of AED 150,000 ) and threatening us to keep paying . He didn't re-newing my Dubai General Trading Co. and
Threatening me to pay and than come to Dubai as he blocked my name. !!!
I want to know, what to do with him and how I can start my legal action towards him? I want also one good Lawyer to help me in this respect. I already informed my bank in Dubai not pay 3 chq. To him .

From the contents of your Mail, it is seen mentioned that according to you, your local Partner/Sponsor has been cheating on you, in your joint business ventures.
Before initiating action against the said person, it would have to be verified and confirmed with the Authorities concerned as to whether the local person had given his Cheque and House as Security; whether the Land Contract was executed, if so for what amount, whether you have any entry ban, etc.
For being able to give a proper opinion in the matter, it is necessary to peruse all the connected Documents, which includes Documents relating to the incorporation of the Company at Jebel Ali and also the Trading Co.
Only after perusing all the connected Documents, can the course of action, including the nature of legal action to be initiated can be advised.
