is the property ancestral or self acquired by your father?

Dear Sir / Madam,
YES. You are right. With the demise of your father, the title of the property vests in the name of your mother, with you and your brother giving the indemnity that it should be transferred in your mother's name. Your aunty (father's sister) has absolutely no locus standi nor legal right in the property.
