My grand father gifted a piece of land to my father as hibanamaa . .. , recently my father expired., so is the hibanamaa valid after my dad's deadth, do I have rights on my dads hibanamaa property

Dear Sir / Madam,
If "hibanamaa" in Urdu means "Gift Deed" and it is stamped and registered with the Tehsildar / District Registrar, the title of the land vested in your deceased father, prior to his demise, and it is valid. Now if your father has further "Willed" or "gifted" the land to you, you should get the title of the land transferred in your name, by completing the prevailing transfer formalities. If your deceased father has not left behind a Will, then the title of the land vests in your mother.
