Legal Question in Civil Rights Law in India

I have rented out a flat to a person (single) 3 renewal(11 months each) last expires on 30.11.12.I stay away. I served 2 months notice to quit the flat. During his tenure 5 months defaulter of Electric Bill which I paid. He mis-behave with the other flat owners and did not obeyed the rules of the flat. Till date he is occupied the flat unauthorisedly and he served legal notice for Injunction twice.

In between he twice came and appealed voluntarily vacate the flat which was nothing but a drama. He is not staying in the flat regularly. I have disconnected the electiricity. In this position what to do now? Is there any provision to get advantage if the rent is higher than Rs.30,000/- p.a.?

Dear Sir / Madam,

You should lodge a Police complaint for illegal trespassing into your flat and simultaneously file eviction proceedings in the Court. There is no provision to get any advantage if the lease charges are higher than Rs. 30,000/- p.a.
