Sir, I am in a big trouble and need your help. My problem is I am leaveing in my grandmother house by birth and this house registered on my grandmothers name and she passed away before my birth. We are only four sisters all are unmarried and our parents passed away ten years ago. We girls dont have any thing except this house in this world after my parents death. Our income source is the shops rents only.But my uncle who leaves in USA. Chicago from 40 years with his family is troubling us very much. He change my grandmother name from the tax bill and mention his name illegal. The (GHMC) tax department is not helping us. And the tax amount is 95,000 until and unless the error is clear how can i pay my tax. What should i do to clear the name. What necessary action should we take on the department to solve this problem. My greedy uncle wants to push us from our grandmother house and our tanants asking for the tax bill receipt to make their licence.He gives the bribes and do all this illegal work. Please suggest me to come from this problem as soon as possible.I would be very much thank ful to you and your lawguru team.

Dear Madam,

Your first step should be to check with the Tehsildar / District Registrar, in whose name the house is in; because in all likelihood, it will still be in the name of your deceased grandmother. If your grandmother has left behind her Will for the house to be in the name of your deceased father, or for that matter, in the name of any, or all of you sisters as her granddaughters, then on the strength of your grandmother's Will, you should approach the Tehsildar / District Registrar, and complete all the prevailing necessary formalities for transfer of the title of the house from your grandmother's name to your names. If your deceased father was named in your grandmother's Will as the beneficiary, his Death Certificate should be furnished in your application to the Tehsildar / District Registrar. Your tenants have no locus standi to ask you as the Owners for the tax receipt bill; it's none of their business. Your next step as soon as the title of the house is changed in the record of the Tehsildar, District Registrar, is to then submit a copy of the Property Card in your name, to the GHMC tax Department, asking them to change the name of the Owner in the Property Tax bill, and immediately thereafter you should pay and settle the tax dues to the Municipal authorities.
