Dear Sir / Madam,
If your grandfather has written up his Will that the title of the land should be transferred in the name of his son, the son is entitled to the title of that land vide a Probate from the Court. If no Probate has been obtained, your mother can challenge the transfer of the title by the Tehsildar / District Registrar and her claim in the land can still be established.
