i was sold my my share out of whole proprety second floor without roof through un registered aggreement to sell and purchaser pay me earnest money and balance payment shall be pay as per requirement on the construction of said whole property i-e 15% on bhumi pujan and 15% on each roof casting and balance full and final on documentation execute by me in favor of purchaser but purchaser now denies from his commitment and say that i will linger on to you for payment and i shall he pay as per my convenient but in the agreement specialy write that if purchaser not full fill terms and condition then bayana shall be forfitted and seller not full fill then bayana shall be pay double but i could not want to taken back that deal but also i want to recover my part payment from that purchaser as per law ?
thanks if you give me right way of that problem how recover now because property is going down and purchaser taken that benifit of our need now?

Dear Sir / Madam,
The purchaser has paid you the 10% Earnest Money amount (bayana) for the transaction to develop your property. Since the purchaser has agreed to pay you further amounts as per your convenience, and you do not wish to cancel the deal, you should now register the agreement between you and the purchaser, so that the purchaser starts paying you 15% of the agreed consideration on each floor casting above the second floor.
