we are a hindu Family living in Maharashtra .

As per the will of her late husband a wife was willed living rights of a residential property and as per the same will after her, the flat was to go to the son . If the son gives a release deed for the flat to the mother, can the mother during her life time gift the flat to her daughter ?

Yes, she can make a gift in favour of any one she likes once you denounce your right in the property.
