Legal Question in Family Law in India

I (X) have 2 sons, both married say Y & Z. Married to A & B respectively.

There are 2 pocket of Lands one belonging to X. The other belonging to A & B.

I X want to enter into a family settlement for the both these properties with my son Y & Z and daughter in law A & B. Where in One property will go to A & the other to B.

Please suggest is this possible & the stamp duty applicable if any
