whether a defective sale deed executed by a person having no title on the property at the time of execution can be lateron rectified by a deed of assent by the rightful owner?

Normally a execution of a new sale deed would be ideal, however you can have a Deed of Confirmation / Ratification executed by the Rightful Owner, confirming you sale deed. That would be equal good.
