Legal Question in Civil Litigation in Pakistan

My father gifted a property to my mother in his life time in the year 1966.After the death of my father the property was mutated and allotted to my mother in the year 1967.After the mutation and allotment of the property in year 1967 to 1990.there is no any kind of dispute among the family members.in990 my mother gifted this property to her younger son .But after gifted out this property from mother to her younger son some of family members agitating and are chalanging the owner ship of their mother after more than 25 years of in disputed owner of their mother and claiming this property belong to their father not to their mother .under the act of limitation what is the legal position .
