Dear Sir / Madam,
Yes, if your friend's uncle's name is registered as the title owner of the land in the record of the Tehsildar / District Registrar, he is entitled to sell it to another person.
Regards,
I need the following information:
1. Who is the owner is it your uncle or it is joint property?
2. Who has given Release deed and how he/she is connect with the property.
Unless you disclose full details, the opinion will not be fruitful. If you wish to have my legal opinion, then mail [email protected] or contact 9994675721
