Legal Question in Landlord & Tenant Law in India

Dear Sir/Madam,

I am an NRI and owner of an new apartment in Bangalore and have rented it to my first tenant. I have done the contract with the tenant for his stay for 11 month and then again extension. The rent contract has 2 month notice. The apartment is GPA to my relative who is handling the rent of this apartment.

The tenant who is not paying his rent regularly and is not even following time and has 3 month rent in pending. Every time we call/email him, he comes across with problem that his mother had operation, and his wife had illness and operation and he has to get back the insurance amount paid. These days even he does not pick up his mobile calls. This is my first tenant and I donot know much about how to handle such situation.
