What documentation are required for a expat to register a rental agreement, for a property taken on rent for 11 months or more?

Dear Sir / Madam,
For an expat to lease a premises in India, the following documents are required :
1. Copy of his Passport with a valid visa stamped thereon;
2. Copy of his employment letter if he is in service / deputation in India;
3. Two known witnesses (Indian nationals and citizens), with their Names, Addresses and Contact nos in India and;
4. Contact detail of his / her family / relative back in his home country and;
5. Undertaking on plain paper that he / she will not lease the premises to engage in nor carry out any unlawful activity therein.
