Legal Question in Landlord & Tenant Law in
My flat in Mumbai is under pagdi system and the rent receipt is in my Uncle's name who is now residing in Hyderabad. My father and mother have been residing in the said flat since inception i.e. 1962. The landlady is threatening to file a case of subletting on my Uncle as he is not residing in the flat. So please advise what are my parent's rights and what should they do to protect the tenancy?

your uncle should at least visit every month and stay with you for 2 or more days.
