hello,my grandmother(she is still alive ) owns a flat under pagdi system in south mumbai.can the flat be transferred on my name?(i am her grand daughter and she willing to gve the flat on my name).what will be the requirements,because some people are saying that under pagdi the property cannot be transferred and i will not be able to sell the property later on,but only will be able to stay there.please advice

Dear Madam,
"Pagdi" means tenancy, and tenancy rights are transferable with the consent and concurrence of the landlord. You should request your grandmother to signify her willingness to this effect in writing, and request the landlord to record the transfer, and issue monthly receipts for payments made to the landlord, in your name.
