I have given a rent to one of my tenant few years ago. It had been nearly 8years from now of his tenant. I wanted him to vacate my house but he gave me some or the other excuses on not vacating the house. The tenant has been a constant source of problem to me. Even though there had been police officer visiting his house on his notorious behavior after the police inspector made on a agreement with him to vacate him but after 4years he still negotiate to vacate even after police warning. His plans his to however complete some more years and claim the ownership of my property. He doesn't have the rent receipt nor there is a agreement made. What should I do vacate him as soon as I can

This is in reference to your query.
The simple solution is to file petition under rent act against tenant for eviction.
This will help you, may be it can take some months.
However, as far as your fear of claiming ownership by him is just a fear.
You must have heard about adverse possession on which your fear is based. Well i would help you on this.
The plea of adverse possession can be a defence but it can't be relief claimed and more so if you have proper title of property then he will not get any relief.
So at earliest file petition for his eviction, it would also help you for future legal remedies.
