Dear Sir / Madam,
You are not entitled to sell a flat / house which is under "pagdi" system. If you no longer wish to reside in the flat / house, you will have to surrender the flat / house to the landlord, negotiate a settlement, and accept the compensation amount the landlord pays you for vacating the flat / house.
Regards,
