Sir one of the corporate company are my tenents since 7 years and they r using all of the common space that is avaliable and i cannot rent another floor to any one because of this problem.u have asked them to hike the rent or evacuate the premises through legal notice by my lawyer but i have not recived any reply since 3 months what should i do now

Dear client,

If they are not responding, then you may file a suit foreviction. Company is also waiting to get the suit filed on the idea that once the suit is filed for eviction by you then get rid from rent hike and drag the matter in court through appeals for years. So go through the lrase deef and find out loop holes such strictly directing the company to remove all the articles kept in the common area ex. Name boards chairs etc. If you are supplying water etc to the toilets which is not mentioned in deed then regulate it by supply from 1 pm to 2 pm fpr lunch break. If there is provision to lock the premises close the premises by 7pm and open only by 9 am if it was not specified in the deed. Before doing this give notice to the party stating the time for locking and opening and state reason as securiy reasons. If they object ask the head of the institution to ececute a petsonal bond that he is soely resppnsible for any problems both financial and legal and tell him that you are not intested in walking behind behind for these things. If they are not adjusting ask them to leave the place. Be syrict in this then only you can succeed. If you need any clarifications call me on 09387714156 anytime.
