Legal Question in Landlord & Tenant Law in India
Sir I have navi sharat land
Then can I convert in to juni sharat
1 Answer from Attorneys
Navi Sharat: Lands given to economically poor people by government. if available for sale, these lands can exchange hands to other farmer. Under certain circumstances this land can be converted to Juni Sharat and then to Industrial purpose. Bottleneck is government fees and taxes are very very high for conversion with strict rules and conditions laid by government to follow.
Juni Sharat: Lands inherited by farmer and been cultivated since generations are these lands. All of this Land used for agricultural purposes since it's been declared as in the government record. These lands can be converted to Industrial purpose without issue. Process to convert it to industrial purpose is same in the Gujarat though Fees varies a lot depends upon its vicinity to the major city and type of soil.
