Dear Sir / Madam,
If the lease period is over and the lessee refuses to vacate your premises, simply lodge a Police complaint for trespassing and thereafter file a writ petition in the Court for eviction.

If the licensee period is over, you can seek eviction on that ground and you can seek eviction also on the ground of non-payment of rent and also on the ground of non-payment of utility service providers' bills.
