Dear Sir / Madam,
"Once a tenant; always a tenant." As this saying goes, unless and until you purchase the premises that you occupy outright from the landlord or in his absence the legal heirs, you will always remain a tenant. If the rent is not collected by the landlord, you will need to continue depositing the rent in the Court.
Regards,

a tenant cannot acquire ownership of the property as he cannot claim adverse possession. however, you can meet a lawyer and discuss the issues.
