Legal Question in Real Estate Law in India

We 84 flat owners in Bangalore want to form an Apartment Owners Association. We wish to know which the Act applicable for forming the Association Karnataka Apartment Owners Act 1972 or Karnataka Society Registration Act 1960. We understand many of the Apartment Owners Associations in Bangalore is registered under Karnataka Society Registration Act . But several lawyers have commented that the above act is the correct one. Please guide us in the matter

You need to be registered as per the provisions of the Karnataka State Co-operative Societies Act, 1960 and Rules thereunder.
