Legal Question in Real Estate Law in India

Around 30 years before My Grandfather stay in rental room in chawl system and he was paid the rent .after retirement My grandfather made the power of auterny as "my father and his son will stay here only and in future if chwal goes to redevelopment then he has rights to do all legal formalities and any financial requirement then my father will provide the same" and it is attested by advocate . in 1993 the chawl converted in four storage apartment .and from last 2 years the agreement is in the name of my father .

Now my cousin demanded the money 1/5 part of current room because the rented room was in the name of my grant father and it is consider as a property of my grandfather .

So i need legal advice as can rented room is a consider as own property .

how can rented room become owned? remained as tenant only.
