i have booked flat in mulund but now developers charges more rate as compare to booking rate he tell us about FUNGIBLE FSI RULE and he is charging for terrace also please suggest the way so i can save my money by laws ?

Dear Sir / Madam,

Terrace is never included and charged, unless it a exclusive open private terrace with access to you alone. If the booking rate per sq.ft. and subsequent installments payable by you on the area of your booked flat as per the registered Agreement / Sale deed are fixed, the Developer cannot subsequently amend / alter the rate on any grounds or pretext. You should draw the attention of the Developer to the relevant clauses contained in your Agreement / Sale deed and reject the arbitrary increase in rate.
