If I had to buy a land, but the land owner is lunatic then what law should I follow?

Dear Sir / Madam,

If the title of the property is in the name of a lunatic, you can obtain his / her signature on the Agreement to Sell along with two more of his family members being made a party to the sale, and signifying their acceptance to and confirming the sale being made by the lunatic to be authentic in the eyes of law.
