Legal Question in Real Estate Law in India

Hi, I am buying a property which is allotted by a society for which Govt., has acquired the land. The owner of the site has got this site allotted by the society as he had to give one of his sites to the society for formation and continuation of an existing road. So, Society has given him an alternate site in consideration of his old site that is used to form a road. In the sale deed there is a mention of the same. It also mentions that the site has been issued to the vendee without passage of any monitory consideration. It also mentions that for the purpose of valuation of the document, the property (site) is valued at xxx rupees.

My question -

Is the sale deed legal?

Banks are ready to fund this site. Can i buy this site?

Please check and survey all the property documents through a Solicitor to ensure that the title is clear in all respects, prior to purchase of the property.
