Legal Question in Real Estate Law in India

Dear Sir we have purchased a land and agreement has done for 32 lakhs and we have paid 10 lakhs as advance and we have taken all home people signeatures and still 2 months time is there for registration and now the land owner is not ready to sell and here we have a lawyer legal notice also.

please suggest me to clear the issue

Two options are available. Either file a suit for recovery/refund along with interest or file a suit for specific performance of the contract. But if you want to exert pressure on him, file a criminal complaint.

Dear Sir / Madam,

The seller is not going to register the sale of the land in your name unless and until you pay up the entire agreed remaining purchase consideration of Rs 22 lakhs to him. He / she will wait for the time period in the Agreement to lapse and on your failure to pay up, will return back your monies to you. If you need the land, tell the seller "Ek haath say apko baakee kay paisay deye jaayenge aur doosray haath say zameen kay sabhee kaagzaad hamaray naam hongay". You should reply to the legal notice accordingly.
