Legal Question in Real Estate Law in India

Dear sir/Madam,

I finalised an individual site in Bangalore having CMC khata and allotted by Revenue inspector in the year 1980. The allottee sold the site in the 25th year. Now I want to purchase the same site. A month ago, when I was asked site owner he told that, I have only sale deed and didn't have Khata. He assured that I will apply for A khata directly and now he got the A khata. Now as per my knowledge BBMP stopped giving A khata (May be in future they may give). then is the Khata is genuine? Please help me how to find the correct khata?

please verify the khatta from the authority by inspecting the records
