Legal Question in Real Estate Law in India

Dear Sirs / Madam,

I am planning to invest in one pre-launch project in Miraroad. In this case builder is acquiring land from one public trust. The land was originally given by government to public trust for conducting educational activities. The land is not yet transferred in the name of public trust. In such case can builder take permission of charity commissioner and construct residential buildings on such land.

It would be better if you checked with the authority if the change of land use was possible in terms of the municipal laws. The builders pose a rosy picture when they have to sell the project. Later on the buyer faces the brunt. So please verify his claims well before investing in the project.
