Legal Question in Real Estate Law in India

Dear Sirs,

My dad owns a good value bungalow property whose developers had transacted with the land owner against a irrevocable power of attorney (1988 - Notarised).

Sale Agreement between us and the builders is in and place duly registered (1999).

Now while executing the conveyance deed my lawyer is stating that the power of attorney used earlier to procure land from the land owner by the builder is invalid since the POA principle has expired and it is not a registered POA (he is referring to some circular which does not permit).

I have to get the land conveyed to re-develop since the structure is now dilapidated state and also transfer the land in my dad's name.

Please advise. I am keen to get a remedy to this case.

Better advice can be made after gong through the POA as well as agreement...
