should rest of the sons/daughter be informed of this settlement deed?
what precautions should a beneficiary successor son should take?

Dear Sir / Madam,
In any document involving transfer of title to property, two independent witnesses are required to sign the document and sign on the record of the Tehsildar / District Registrar. YES, such documents can be challenged in the Court of law.
