When you mention that you have registry as well, I am assuming that the registry relates to the title of the portion of the property occupied by your uncle. since your uncle has never paid any rent and he was using the property out of your love and affection towards him he was your licencee. You (or the owner) needs to terminate his licence and also ask for mesne profit for use and occupation of the property by issuing him a written notice. In notice you will ask for the possession of portion of property in his occupation. If he fails to vacate and hand you over the possession then you may file suit for ejectment, and mesne profits.
