Legal Question in Real Estate Law in India

I own a flat in my name in a co-op housing society , and want to gift it to my Son and transfer it in his name, the society demands a transfer fee to be deposited in the society, is it legitimate to ask for transfer fee by the society ?

Dear Sir / Madam,

The Society has no legal right to demand transfer fee since it is not a sale but a gift from father to son.
